31 Duncan Street is designed to sit above the existing Chinatown Mall carpark in Fortitude Valley. The current structure underutilises its prime centre position on the mall due to the mass of the carpark. This redevelopment will activate the middle of the mall through a new public arcade and range of retail spaces at ground level, significantly enhancing the area.
The building will offer 10 levels of boutique office space designed to take full advantage of Queensland's sub-tropical climate. Tenants will enjoy access to a stunning sky terrace above and a range of modern amenities such as an active travel facility. A range of sustainability features bring winter garden balconies, operable windows, shading devices and natural ventilation throughout. External details and finishes are chosen to respect the existing precinct of buildings to allow the new building to seamlessly blend into the area.
