Hutchinson Builders has joined with long standing partners Consolidated Properties Group (CPG) and Charter Hall to design and build an iconic new home for freight company Aurizon.
The construction of this new corporate headquarters for Aurizon at 900 Ann Street in Brisbane's Fortitude Valley is, in many ways, a natural extension of the long standing collaboration between Hutchinson Builders, developer CPG, and the property financier and owner Charter Hall. Aurizon is currently based in the Charter Hall owned tower at 175 Eagle Street, which CPG originally developed and Hutchies built, and which has become CPG's new headquarters. Hutchies also delivered the BOQ building in the Gasworks precinct at Newstead for Charter Hall. We have a solid history of consistent performance together.
The 15 level A-Grade, 5 Star NABERS and Green Star rated building is one of the few commercial projects currently in market and is a true integrated fitout. It will be developed on a site bordered by Ann, Brooks and Church Streets, alongside the existing heritage listed Holy Trinity Church. The distinctive design includes a large feature atrium, which presented novel technical requirements in terms of mechanical design, environmental impacts and operational considerations for the owner.
The building also incorporates a separate brick 'annexe' to the building as a sensitive visual transition between the heritage and modern structures. When completed, the building will provide 19,980m2 of net leasable area.
Iconic Australian architect, John Wardle (JWA) was selected to design the base building, with HASSELL undertaking the fitout for the anchor tenant Aurizon. Hutchies' history with HASSELL is another long standing partnership. We have collaborated with them on a range of projects over a 20 year history, including the interior design for the BOQ building at Gasworks.
It is being constructed for $92M, with the base build component worth $85M.

AndrewBorger,CharterHallCharter Hall’s office development pipeline today exceeds $1.5 billion with major projects underway in Brisbane, Sydney and Melbourne. Our focus is on creating vibrant new precincts in these capital cities and the opportunity to extend our relationship with Aurizon, Consolidated Properties and Hutchinson Builders will see us create another landmark office tower in Fortitude Valley.
JackieTrad,DeputyPremierofQueenslandThis is a landmark project for Fortitude Valley, bringing 1,300 jobs during the construction phase and 1,700 Aurizon workers to the area once construction is complete. This is a fantastic endorsement of the strength of our local economy and a boost of confidence for Queensland’s construction industry. I’m very pleased that the construction contract has been awarded to a local Queensland-based company - Hutchinson Builders. We are frequently seeing Queensland-based companies delivering innovative, world-leading projects and the Palaszczuk Government stands ready and willing to support these companies through new investment opportunities however we can.
