Hutchies partnered with AsheMorgan and DMANN Corporation and their design team in mid-2017 through a collaborative early contractor involvement (ECI) process on the exciting new Midtown Centre development. 

Lead by Project Director, Michael Bruderlin of InDeMa Properties, the project sees two old Queensland Government towers (Health and Forestry House) combined into one larger PCA A-Grade office tower in the middle of Brisbane’s CBD. The significant upgrade and expansion delivers a 5 Star Green Star rating as well as the first Silver WELL rated core and shell in Queensland. It creates an average of 2,000m² floor plates with a range of first-class integrated amenities to serve the modern workforce of today.

Midtown Centre has a range of unique aspects that take advantage of Hutchies’ diverse construction experience and capability in office towers, Green Star and NABERs ratings, conversions, heritage and integrated fitouts. We have built over 60 high rise buildings in Brisbane’s city and fringe alone. Across Australia we’ve delivered more than $2 billion worth of Green Star rated buildings using our in-house ESD Team, which is over 50 buildings and more than half a million square metres of rated space. A great similar Hutchies project is the recent completion of Aurizon’s new office building at 900 Ann Street, a 5 Star Green Star PCA A-Grade tower, heritage interface, high quality facilities and an integrated fitout.

In March 2019, anchor tenant, Rio Tinto, announced it would occupy 20,000m² of the 44,000m² building, relocating from its former home at 123 Albert Street. Midtown features a subtropical inspired fitout using locally sourced Queensland materials, numerous outdoor terraces with lush landscaping, inter-floor mixed-mode atriums, state-of-the-art end of trip facilities, a complementary wellness centre and the star of the show – a unique 840m² sky terrace garden on level 20.

At the base of the building there is a new laneway connecting Charlotte Street through to Mary Street, which includes a mix of retail and hospitality spaces that activate the precinct at ground. On the Charlotte Street side, a heritage façade, built circa 1890, was carefully restored and enhanced. Above is a 3-level mixed use podium separated by a central naturally ventilated glass atrium.

The design, by internationally renowned Australian architects, Fender Katsalidis, embraces the ‘Buildings that Breathe’ philosophy throughout to foster productive, healthy workplaces in line with Brisbane City Council’s New World City Design Guide. Karl Fender OAM, Firm Founding Partners and Managing Director of Fender Katsalidis believes Midtown Centre will become a global exemplar for re-purposing aged commercial building assets. Lat27 who are the local landscape architecture designers carried this theme through all aspects of the open spaces.
