The award winning West Toowoomba Medical Centre project involved the development of a new commercial building with a primary purpose to contain a new medical facility and tenancies. The new facility will accommodate the growing Western Toowoomba population and the medical needs of the broader Toowoomba community. The client was operating from an old house before they purchased the adjacent block of land to construct their new larger modern facility with the original block of land converted into an adjoining carpark.
Due to the original medical facility remaining fully operational throughout the development, the construction works were completed over two separable portions. Separable portion one involved the development of the new facility and minor external/landscaping works. Separable portion two incorporated the demolition of the older existing facility and development of a visitor car park.
Separable portion one of the project also incorporated the development of a new two storey facility. The 838m2 building includes three tenancies, common amenity area and the medical centre. The Medical Centre has a floor area of 293m2 over two levels with the additional tenancies having a floor area of 39m2, 64m2 and 103m2 respectively.
The existing site required the removal of existing flora and the importation of 630m3 of fill for compaction prior to the development of the building platform. The building is built as a slab on ground with piers to bridge local council infrastructure under the building. The building was mostly constructed using structural steel & timber framing, with the exception of brick to some external walls and brick veneer with feature tiles to additional edges for architectural flair.
The Medical Centre is inclusive of a waiting room, kids zone, reception, practice manager office, eight practitioner rooms, two nurses rooms, two medical student rooms, two treatment rooms, and care plan nursers and sterilisation room on the lower level. On the upper level, the building includes a comms room, lockable archive area, staff room, offices and meeting room. The upper level is also inclusive of staff amenities.
Each tenancy was delivered as raw shells accompanied with general building services. Whilst undertaking the main commercial building development, Tenancy 1 become occupied by a pathology company with Hutchies also completing the entire fitout for this area.
