Newstead Central is a multi-stage residential development in the heart of the vibrant inner Brisbane precinct of Newstead; which has been experiencing major urban renewal. Concurrent construction of stages two (St Tropez) and three (Laguna) was completed in 2017, with both achieving practical completion early. Stage four (Capri) successfully reached completion in April 2018.

Eddie Gangemi's team was awarded this design and construct contract as the result of a competitive tender against six other builders. The differentiating features of our proposal were: a holistic approach incorporating an innovative construction methodology, and an ability to reduce time and add value by improving the net saleable area (NSA) which ultimately increased the Client's overall revenue on this project. Our novel proposal to commence construction while simultaneously performing 'mining' works to dig out the basement levels was the cornerstone of our approach. By re-designing the foundations of the basements and creating additional residential units without altering the gross building area (GBA), we were able to save millions of dollars for the Client and reduce the overall programme by almost ten months.

The geotechnical conditions of the site were particularly challenging, with a large component of marine mud, incorporating an element of acid sulphate and other contaminates. As a result of these poor conditions, the soil had no bearing capacity, requiring the installation of foundation piles from street level and the use of long reach excavators. Hutchies implemented a cased secant wall solution which is a series of piles that interlock and minimise water penetration.

The project team worked closely with the local community to minimise disruption due to noise and impact on foot and vehicular traffic; whilst supporting and promoting nearby eateries and other small businesses. Funds were raised for charities through on site initiatives.
