The award winning sustainable office building in Maroochydore is the Sunshine Coast hub for the Queensland State Government, accommodating the Departments of Communities, Planning, Justice, Public Works, Transport, Main Roads and Education. The ground floor is the shop front for the State Government Customer Services Centre. This project is one of the first government buildings to be awarded a 6 Star Green Star Office Design and As-built certification by the Green Building Council of Australia.

As part of the value management process, Hutchinson Builders redesigned the mechanical services packages, resulting in an upgrade of the project from 5 to 6 Star NABERS As-built certification.

Upon commencement of construction, Hutchies identified a major aquifer on-site, requiring a full geotechnical investigation which resulted in the redesign of the building substructure to include 22 metre bored piers.

The success of the building was recognised through a QMBA Award for Innovation in Environmental Management, and was pronounced the 2011 QMBA Awards Sunshine Coast Project of the Year, Commercial Building (office accommodation) over $4M. It has also been acknowledged for Excellence in Sustainable Building.
